Five Local Developers Tapped for 2,200-Home Riverfront Precinct at Northshore Hamilton in Brisbane

Five Queensland-based developers have been selected to deliver close to 2,200 homes on Brisbane’s Northshore Hamilton riverfront, marking one of the latest moves to reshape a once-industrial stretch of the city’s river into a mixed-use neighbourhood.

State agency Economic Development Queensland (EDQ) confirmed the selections for five sites within the Northshore Hamilton Priority Development Area. The projects cover a 6.1-hectare strip along the Brisbane River and are expected to eventually house about 4,000 residents.

The approvals follow an update to the Northshore Hamilton Development Scheme that allowed EDQ to release the five sites together in an effort to speed up housing delivery. GRAYA, Lancini, Greyburn, Red & Co and Joe Adsett Developments have each been selected for separate schemes, with plans ranging from one-bedroom apartments to four-bedroom homes alongside retail, commercial and community uses.

Combined, the developments are set to deliver more than 21,600 sq m of non-residential floorspace. That includes a 50-room hotel, retail space and community services aimed at creating a connected riverside neighbourhood rather than a standalone housing estate.

Red & Co has proposed about 440 homes in a staged two-tower design. Joe Adsett Developments is planning roughly 430 homes across two towers. GRAYA’s project includes around 435 homes as part of a mixed-use scheme with retail and hotel facilities. Greyburn is lined up for an estimated 402 homes across four medium-rise buildings, while Lancini is proposing a mixed-use hub with approximately 484 homes and a 15,070 sq m retail centre, including a full-line supermarket and potential community facilities.

The competitive process drew strong interest, with EDQ receiving 18 submissions for the five available sites.

Infrastructure work has already started on the broader Northshore Hamilton site. The state government is investing A$154m ($111m) in roads, sewer and water services to make the land construction-ready. Under the current timeline, construction of the first homes could begin in 2028, subject to planning approvals and other factors, with early residents expected to move in from 2031.

Queensland Deputy Premier and Minister for State Development, Infrastructure and Planning Jarrod Bleijie described the announcement as the start of a “river-lution” on Brisbane’s northside, saying the project would transform “previously industrial land into something special and a place to call home for thousands of Queenslanders.”

GRAYA CEO and co-founder Rob Gray said the company’s aim was to deliver “a subtropical, architecturally led precinct on the river, designed for the Queensland climate and built to contribute to Northshore for decades to come.”

Northshore Hamilton has long been identified as one of Queensland’s largest urban renewal initiatives. The selection of the five developers adds momentum to a project expected to play a role in addressing housing demand in Brisbane ahead of the 2032 Olympic and Paralympic Games.
