MetroNational and Rockbridge Join Forces to Acquire The Moran CityCentre in Houston
Houston-based generational real estate firm MetroNational has partnered with hospitality investment specialist Rockbridge to acquire The Moran CityCentre, a 244-room independent lifestyle hotel in the heart of Houston’s popular mixed-use district. The deal, brokered by JLL Capital Markets, strengthens MetroNational’s already notable presence in West Houston’s hospitality market and adds a distinctive property to its portfolio, which includes the well-known Hotel ZaZa.
The acquisition also includes the real estate housing two CityCentre restaurants—Daily Gather and Yard House—giving the new ownership group a broader stake in the area’s dining and retail ecosystem. The Moran offers guests direct access to shopping, dining, and entertainment within the CityCentre development, and features on-site amenities such as Café Moran, The Allegory Bar with a terrace, a pool, and meeting spaces.
MetroNational president Scooter Hicks framed the purchase as a natural next step in the company’s long-term strategy. “West Houston has emerged as one of the region’s most compelling hospitality markets,” Hicks said in a statement. “For years, our hospitality strategy has been concentrated around Memorial with Hotel ZaZa and The Westin. The Moran further strengthens our portfolio and strategy in one of Houston’s most dynamic areas. We look forward to building on its strong foundation while continuing to enhance the overall guest experience.”
Rockbridge managing director Matt Welch echoed that sentiment, emphasizing the shared vision between the two firms. “We are excited to partner with MetroNational on this next chapter for The Moran,” Welch said. “Our shared focus on thoughtful design, elevated service and authentic experiences creates a strong foundation to continue positioning the hotel as a leading lifestyle destination in Houston.”
The deal comes on the heels of Rockbridge’s acquisition of the Hyatt House Chicago West Loop / Fulton Market in August 2024, signaling the firm’s continued appetite for lifestyle and select-service properties in high-demand urban corridors. For MetroNational, the purchase adds to a hospitality portfolio that has long been anchored by Hotel ZaZa properties in Dallas, Houston, and Austin—assets that Rockbridge also recently acquired, leading to the formation of a joint venture between the two companies.
The Moran was named in memory of Jim Moran, founder of Midway Development Group, and the hotel has quickly become a fixture in Houston’s upscale CityCentre neighborhood. Industry observers note that the acquisition reflects a broader trend of institutional and family-office capital flowing into independent lifestyle hotels, which often command higher per-room revenue and stronger brand loyalty than their chain counterparts.
Local hospitality consultant and former hotel GM Sarah Kline said the deal makes strategic sense. “West Houston has been underserved in the independent lifestyle space for years. The Moran fills that gap beautifully, and with MetroNational’s local expertise and Rockbridge’s operational chops, this property is poised to become a real anchor for the area,” she said.
Not everyone is convinced the timing is ideal. “Look, it’s a beautiful hotel, but Houston’s hospitality market is getting crowded,” said Mark Delgado, a Houston-based real estate analyst. “You’ve got new supply coming online every quarter, and while the CityCentre location is strong, I’m not sure the numbers add up unless they can really push rate. I hope they’ve done their homework, because this isn’t 2019 anymore.”
Longtime Houston resident and frequent CityCentre visitor Elena Torres offered a more emotional take. “I love The Moran—it’s one of the few places in Houston that actually feels like a real escape without being stuffy,” she said. “But I’m worried that once big corporate money gets involved, it’ll lose that charm. I’ve seen it happen before. They’ll probably raise the prices and turn the bar into another generic lounge. I really hope I’m wrong.”
As the hospitality landscape continues to evolve, the MetroNational-Rockbridge partnership signals a vote of confidence in Houston’s West Side—and a bet that independent, design-forward hotels can thrive even in a market dominated by big brands.
