StepStone Group Launches S-Core Platform, Taps Industry Veteran Jennifer Jones to Lead Core Real Estate Push

In a significant expansion of its real estate capabilities, StepStone Group (NasdaqGS: STEP) has unveiled S-Core, a new platform dedicated to Core and Core+ real estate investments. The firm concurrently announced the appointment of Jennifer Jones as Partner to lead its global Core/Core+ strategy, drawing on her extensive background managing multi-billion dollar portfolios at UBS.

The launch marks StepStone's deliberate foray into a segment prized by pension funds, endowments, and other institutional investors for its potential to deliver steady income and capital preservation over long holding periods. Unlike the firm's existing private equity and opportunistic real estate strategies, Core and Core+ assets typically involve lower leverage and stabilized, income-generating properties.

"S-Core is not just another product; it's a response to a clear client demand for tailored, income-oriented real estate exposure within a diversified portfolio," a company spokesperson stated. The platform will operate primarily through separate accounts, allowing for customization based on geography, property type, and risk profile. This structure is built upon StepStone Real Estate's existing research and investment framework.

Analysts view the appointment of Jennifer Jones as a critical component of the strategy. At UBS, she oversaw a massive real estate and private markets platform and managed over $20 billion in Core+ assets. Her mandate will be to leverage these relationships and expertise to attract large institutional mandates, directly competing with established giants like Blackstone, Brookfield, and KKR in the core space.

The strategic shift could gradually alter StepStone's revenue mix, potentially increasing the proportion of stable, recurring management fees compared to more volatile, transaction-driven carried interest. The success of S-Core will be measured by its pace in securing separate account mandates and its ability to deploy capital effectively in a highly competitive field.
